The Director of Engineering & Business Support provide a high level of property maintenance knowledge. This position is responsibility for maintaining the building, grounds, and physical plant with particular attention towards safety, security, and asset protection. Position assists in managing the budget, capital expenditure projects, preventative maintenance, and energy conservation. Develops and implements strategies in partnership with Director of Engineering that will deliver products and services, which meet or exceed the needs and expectations of guests and associates while maximizing the financial performance. Accountable for maintaining standards and regulatory requirements. Supports the emergency response team for all facility issues as directed by Director of Engineering
CANDIDATE PROFILE
Education and Experience
• High school diploma or GED; 5 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.
OR
• 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 2 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.
CORE WORK ACTIVITIES
Managing Engineering Operations and Budgets
• Collaborates with property engineering leadership team to monitor how Engineering is performing against budget and highlights areas of concern..
• Manage the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with Standard Operating Procedures (SOPs).
• Administer service contracts to support property needs.
• Verifies fire crew has complete understanding of all procedures, equipment and alarms.
• Coach and support engineering leadership team to effectively manage controllable expenses (e.g., wages, heat, light and power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, inventory, etc.).
• Manage and control heat, light and power.
• Develop an operating strategy for the engineering department that is aligned with the property/brand’s business strategy.
• Validates integration of departmental goals to property business plan.
• Monitors and maintains cadence for long-term preventative maintenance and 10 year asset protection plans.
• Analyses financial reports and statement to determine how the Engineering department is performing against budget.
• Presents potential areas of concern and proposes solutions to leadership in a proactive manner.
• Communicates a clear and consistent message regarding departmental goals to produce desired results.
• Monitors construction to validate timely completion of projects within budgetary guidelines.
Maintaining Engineering Standards
• Verifies compliance with state, local and federal regulations.
• Helps Validates and maintain property life safety systems (e.g., firefighting equipment, sprinkler systems, and alarm systems).
• Validates building and equipment licenses, permits, and certifications are current.
• Demonstrates property policies are administered fairly and consistently.
Managing Profitability
• Manage areas of operation to budget by reviewing operating statements, budget worksheets and payroll progress reports.
• Monitors and manages the payroll function.
• Administers department's controllable expenses to achieve budgeted goals.
• Manages capital expenditure projects as needed.
• Participate in the budgeting process for areas of responsibility.
• Support the preparation of weekly and period end P&L critiques.
• Understand the impact of department's operation on the overall property financial goals; educates staff on details as appropriate.
Conducting Human Resources Activities
• Verify associates are treated fairly and equitably.
• Validates disciplinary procedures and documentation are completed according to Standard and Local Operating Procedures (SOPs and LSOPs).
• Supports “open door” policy to identify and address associate problems or concerns in a timely manner.
• Creates a positive work environment by recognizing and celebrating team member successes. .
• Researches root cause of reported issues to improve unit operation
• Surfaces associate issues to the attention of Human Resources as necessary.
• Makes certain that a regular cadence of on-going communication is taking place throughout the engineering operation to communicate daily operations activities
The salary range for this position is $117,000 to $155,000 annually.
