Job Description:

Develop, implement and manage emergency programs for the operation and maintenance of all equipment and physical structures and landscaping in compliance with corporate/franchise standards, local, state and national codes and regulations to protect the asset, guests and associates, to ensure optimum operations, minimize expenses and maximize customer satisfaction.
 
Position is responsible for short and long term planning and day-to-day operations of the engineering department. Recommends the department's budget and capital expenditures and manages expenses within approved budget constraints. Participates in total hotel management as a member of the hotel executive committee.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES
 
Essential duties and responsibilities include the following (other duties may be assigned):
 
  • Supervise the human resources in the department to attract, retain and motivate the staff; hire, train, develop, empower, coach and counsel, conduct performance and salary reviews, resolve problems, provide open Communication vehicles, discipline and terminate, as appropriate.
  • Maintains a continuous open door policy to answer team member questions needing immediate attention.
  • Develop, recommend, implement and manage the department's budget capital expenditure plan, forecasts and objectives consistent with maintaining a first class property and management's expectations.
  • Develop, implement and manage a maintenance program and negotiate maintenance contracts for the hotel, the grounds and all of the equipment in compliance with corporate/franchise standards and local, state and national codes and regulations to ensure the safety, convenience and satisfaction of all guests, managers and associates to protect the asset and maintain the property in first class condition.
  • Develop, implement and direct all emergency programs; ensure all equipment is maintained, conduct inspections and drills, ensure compliance with all codes and regulations, train all associates and maintain accurate records to ensure a safe environment which protects the asset, guests and associates.
  • Develop, implement and manage energy conservation programs for the property to minimize expenses.
  • Coordinate renovation bidding, define the cost and scope of the project and oversee the general contractor and subcontractors to ensure quality work is performed for minimal cost.
 
SUPERVISORY RESPONSIBILITIES
  • Direct supervision of Assistant Director of Engineering, Maintenance Supervisor, Maintenance Tech, Evening Maintenance, and Maintenance Administrative.
  • Carries out supervisory responsibilities in accordance with the organizations policies and applicable laws.
  • Responsibilities include interviewing, hiring and training associates; planning, assigning, and directing work, appraising performance, rewarding and disciplining associates; addressing complaints and resolving problems; maintain a continuous open door policy to answer team member questions needing immediate attention.
QUALIFICATIONS
 
  • Requires advanced knowledge of building management/engineering. May require considerable working knowledge of other major areas in the hotel and the skill to integrate and communicate that information.
  • Requires analyzing activities and/or information involving some original data manipulation or interpretation to arrive at logical conclusions.
  • Requires management skills.
  • Ability to provide information and associated services to hotel management and guests.
  • Excellent hearing required to communicate with management and staff.
  • Excellent vision required to visually check hotel premises.
  • Excellent speech communication skills required to communicate with management and staff.
  • Excellent comprehension and literacy required for procedures, reports, budgets, instructions.
 
EDUCATION AND/OR EXPERIENCE
  • More than two years of post high school education, but less than a degree from a four year college. Experience required by position is from four to five years of employment in a related position with this hotel or other organization(s).
 
LANGUAGE SKILLS
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or associates of organization.
 
MATHEMATICAL SKILLS
  • Ability to calculate figures and amount such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
  • Ability to apply concepts of basic algebra and geometry.
 
REASONING ABILITY
  • Must be able to make appropriate judgments regarding the solving of practical problems and deal with a variety of concrete and abstract variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
 
CERTIFICATES, LICENSES, REGISTRATIONS
  • Certificates or equivalent in electrical, heating/air conditioning, HVAC-R, carpentry, plumbing, refrigerant recovery/handling preferred. C.F.C. Certificate preferred.
 
PHYSICAL DEMANDS
  • Practice written safety standards and rules at all times.

HOURS
  • Due to the business demands of the hospitality industry, and the fact that the hotel provides guest services 24 hours a day, 7 days a week, any associate may be required to work rotating shifts, including weekends and night shifts.
